A "NO DOWN PAYMENT" scheme can also be arranged provided that the client owns the lot. What this concept actually means is that the owner of the lot does not have to raise any equity for the house construction provided his income would be sufficient to cover the monthly amortization of a housing loan. Normally, a One Million Pesos loan would require a monthly amortization of around Php12,000 depending on the number of years of the loan and the interest rate charged by the bank. LPI will build the house for the client using his own lot as collateral. In doing so, the client shall apply for a loan from a commercial bank using his property together with loan application for the house construction. Normally, the bank in approving a housing loan would make an initial release of the loan on the appraised value of the lot. This initial release would serve as the down payment for the house construction with LPI. Succeeding releases would be at 30%, 60% and 90% of the house completion. An escrow agreement may also be made in relation to the house construction to protect both parties, if necessary.
